Because Monte Sereno is a small city with relatively few properties, at any given time there aren't many houses on the market or selling each month.  For that reason, it doesn't take much fluctuation in what has sold for the market to appear volatile when in fact it's not.  As a corrective to any confusion on that account, it can be helpful to also view real estate market trends, data and statistics for Los Gatos where the school district is the same, the lot size and house size are similar and any particular features (such as proximity to downtown Los Gatos) are similar too.  This won't be exact, but only a counter balance to any seeming craziness in the Monte Sereno realty market.
